1. The Financial Services Authority (FSA)
The FSA is the independent watchdog that regulates financial services. It requires us to give you this document. This information will tell you what you have to pay for our services and help you decide if our services are right for you.
2. Whose Mortgage do we offer?
We offer mortgages from the whole market.
3. Which service will we provide you with?
We will advise and make a recommendation for you after we have assessed your needs by completing the Firms questionnaire. Our recommendations to you will be confirmed by us in writing.
4. What will you have to pay us for this service?
We have two payment options for processing a standard residential mortgage:
An administration fee of £349.00 is payable for the processing of each of your mortgage applications. This is payable at the time of application. We will also receive commission paid by the lender on completion of your mortgage. This fee will be waived if you are a First Time Buyer buying with the FTBI scheme.
We are independent, therefore we will also offer you a fee only option. Should you choose this option you will pay an administration fee of £349.00 on application plus an arrangement fee of 1% of the loan payable on completion of your mortgage. By selecting this option the commission paid to us by the lender will be re-imbursed to you.
We have two repayment options for processing an Adverse Credit Mortgage:
An administration fee of 1% of the loan is payable for the processing of each of your mortgage applications. This is payable on completion of your mortgage. Subject to the lenders agreement this can be added to the mortgage advance. We will also receive commission paid by the lender on completion of your mortgage.
We are independent, therefore we will also offer you a fee only option. Should you choose this option you will pay an administration fee of £349 plus an arrangement fee of 2% of the loan payable on completion of your mortgage. Subject to the lenders agreement this can be added to the mortgage advance. By selecting this option the commission paid to us by the lender will be re-imbursed to you.

5. Refund of fees
No refund if the application does not proceed unless the lender declines to make a formal offer of mortgage.
6. Who regulates us?
De Havilland Group is authorised and regulated by the Financial Services Authority. Our FSA register number is 302201.
De Havilland's permitted business is advising on and administering mortgages.

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Services Ombudsman Service.
8. Are we covered by the Financial Services Compensation Scheme (FSCS)?
We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.
Mortgage advising and arranging is covered for 100% of the first £30,000 and 90% of the next £20,000 so the maximum compensation is £48,000.
